In-fill developments transform underutilised sites into thriving residential communities, which can strengthen existing neighbourhoods, encourage walkability, preserve bushland and revitalise ageing areas. Here’s how.
Revitalising existing communities
Well-designed in-fill developments respect the character of the neighbourhood they’re integrating into, while still incorporating all the modern amenities and features residents expect.
A prime example of an in-fill development that achieves this is CDL Australia’s Brickworks Park. Positioned in Alderley on the site of historic Newmarket Brickworks, the overall design of the development has a wealth of subtle nods to the past.
From its 55-metre iconic chimney through to repurposing rare historical bricks that were made onsite almost 100 years ago, its design pays respect to the rich history of Newmarket Brickworks, while offering buyers the opportunity to live in a thoughtfully crafted, contemporary community that blends heritage character with modern comfort and convenience.
Preserving bushland
Taking advantage of an existing site rather than expanding into undeveloped territory helps preserve outlying land. Over time, this helps maintain biodiversity, protect water catchments, and limit the environmental footprint of urban growth and development.
Treetops at Kenmore, a joint venture project between CDL Australia and Metro, is a strong example. Set in one of Brisbane’s most sought-after leafy suburbs, Treetops at Kenmore takes full advantage of the area’s bushland character, without encroaching on an undeveloped area. The project’s environmental performance is bolstered by significant canopy and landscaping efforts, including a 3,100m2 environmental green zone which incorporated a significant number of existing trees, with a further 175 new native trees, 300 shrubs and 7,000 ground cover plants.
Promoting walkability and connectivity
In-fill developments, often placed in well-connected inner-city suburbs, can leverage existing connectivity and infrastructure. From day one, residents can take advantage of existing roads, utilities and public transport, without waiting for new services to be built in conjunction with the development.
Treetops at Kenmore and Brickworks Park exemplify how in-fill developments can enhance urban walkability and connectivity. Treetops at Kenmore is strategically located 10 km from Brisbane’s CBD, offering easy access to public transport, shopping centres, and schools. The development’s design integrates seamlessly with the surrounding community, encouraging walking and cycling as primary modes of transport.
Similarly, Brickworks Park is in Alderley, a suburb renowned for its exceptional connectivity, and located within walking distance of both Alderley and Newmarket train stations. Like Treetops at Kenmore, the community is close to schools, shopping centres, and cafes, making it simple to complete daily errands on foot or by bike.
