CDL Australia’s Normanby Road project is not only our first Melbourne build-to-rent community, but it’s also currently under construction in the city’s highly anticipated Fishermans Bend precinct.
Spanning around 480 hectares, the precinct will be home to an estimated 80,000 people by 2050 and provide about 80,000 jobs for Victorian workers. It comprises five precincts across the Melbourne City and Port Phillip municipalities, all with a unique character.
The CDL project is located in the 43ha Montague precinct, which spans across the lands of the Bunurong and Wurundjeri peoples, and integrates heritage and character buildings with contemporary development, capitalising on Melbourne’s famous laneway culture to create inspiring places to live.
With a tram line dividing the north and south, new development in Montague will be centred on the transformation of Normanby Road into an active street that is attractively landscaped, pedestrian friendly and featuring a cycle route through the precinct.
The southern part of Montague is distinguished by its heritage and character-lined laneways, which are highly valued by the local community, while the north pays homage to the legacy of industrial uses such as the former Dunlop Factory along Normanby Road (once one of the largest factories in Australia).
The transformation of Fishermans Bend is guided by the Fishermans Bend Framework to deliver parks, schools, roads, transport and community facilities and services which will ensure liveability over the next 30 years as the precinct grows.
Montague is the current focus of property development activity, with a $1.8 billion pipeline of private sector property development activity that is projected to deliver around 4,800 homes (including 150 social/affordable housing dwellings) and more than 100,000 square metres of commercial floorspace over the next decade.
The development will provide over 16,000 construction jobs and at least 3,000 new permanent jobs while generating in excess of $100 million in development contributions to fund infrastructure upgrades in Fishermans Bend.
To date, 11 sites have been developed in Montague and a further 15 are approved or under construction.
Our Normanby Road project will deliver 237 new apartments with a mix of configurations and a host of top-quality resident amenities, only 2kms from Melbourne CBD. Residents will enjoy a fully equipped gym, extensive wellness area with saunas and cold plunge, podcast rooms and co-working spaces, as well as a cinema, sky lounge, private dining room and barbecue areas.
Builder Crema Constructions and Hayball architects have teamed up on a design that fuses modern and classical expression with elegant proportions. The project leverages contemporary aesthetics and functionality to create living spaces stunning and comfortable living spaces.
