In 2024, CDL Australia celebrated a landmark year, with several projects under construction and significant progress across the board. This period underscored our commitment to delivering high-quality, thoughtfully designed developments that set new benchmarks for modern living.  

As we approach mid-2025, we’re pleased to share that one of these projects, Treetops Kenmore, has reached completion, with all townhomes sold out. This milestone reflects our dedication to delivering exceptional residential communities.  

We are also excited to provide construction updates on our key developments – Normanby Road, Southbank, Brickworks Park, Alderley, and Fitzroy Fitzroy.  

 

 

Normanby Road:  

Our first Melbourne-based build-to-rent community is under construction in the heart of the Fishermans Bend precinct in Southbank.   

Progress is forging ahead, with the building’s structure now almost complete. The core work from Level 35 to the roof has been finished.  

The suspended concrete slab has been poured to Level 34, and formwork removal is underway, currently at Level 30.  

The building’s exterior is also taking shape, with installation of the building’s striking façade over 80% complete. Essential services like mechanical systems (heating, ventilation, and air conditioning), electrical wiring, and hydraulics are progressing well, reaching 80% overall completion, apart from Level 29, which is at 90%.  

Internally, the residential fit-out is progressing steadily, with significant portions of the work already completed and the remainder well underway. Additionally, the process of identifying and addressing any defects has officially begun.  

Once complete, the project will feature 237 apartments with a mix of configurations, designed by industry-renowned architects, Hayball.  

It will also be home to a range of luxury amenities, including a concierge, fully-equipped gym, sky lounge and private dining, an extensive wellness area, podcast rooms & co-working spaces, and 1500 sqm of commercial space at the podium level. 

With topping out soon on the horizon and an on-site manager officially appointed, stay tuned for more exciting updates about Normanby Road.  

 

Brickworks Park:  

 

Our wholly-owned, inner Brisbane urban renewal project is full steam ahead. Stage 1 apartments are nearing completion, with our marketing partners, Position Property, conducting pre-settlement inspections for owners. We’re pleased to share that feedback from buyers has been overwhelmingly positive. Residents in Stage 1 will be moving into their dream homes within Brickworks Park shortly. 

In Stage 2, construction of the townhomes is progressing well. All frames are in place, and roofing works have finished on buildings 1, 8, 9, and 14. Internal linings for buildings 8, 9, and 14 are also complete. This stage is on track for completion in the first quarter of 2026.  

Brickworks Park residents will live in a masterplanned community with luxury amenities. These include a spectacular Clubhouse Lounge, crystal clear swimming pools, a dog park and dog wash bay, art studio, basketball and netball hoops, a community vegetable garden, multiple barbecue areas, a well-resourced gym, an abundance of beautifully landscaped parklands, and much more.  

 

Fitzroy Fitzroy  

Located in the heart of Fitzroy, this joint-venture development will feature 53 high-end apartments and five luxury terrace homes, along with ground-floor commercial and retail spaces. The new residential tower will rise above the former MacRobertson Steam Confectionery Works — a confectionery company founded in 1880 — paying homage to the suburb’s rich history while balancing heritage preservation with modern functionality and contemporary design. 

Construction is progressing well and on schedule, with 30% of the project completed.  

Piling and basement works are now finished, including bulk excavation, retention systems, in-ground services, and substructure works.  

Structural works are progressing well, with suspended slabs 30% complete. This phase is expected to be wrapped up in October 2025 with just internal fit-outs and external/landscapes works remaining Completion of the building is forecasted for Q2 2026.
