A new benchmark in West Melbourne’s evolution

The countdown is on to the start of construction of CDL Australia’s joint venture The Marker project, which signals an exciting new chapter in the evolution of West Melbourne.

The Marker is at the very heart of a revitalised western city fringe which will transform Spencer Street into a leafy residential borough, creating a new benchmark for modern living.

With co-located shopping, dining and inspiring outdoor spaces, inner-city apartment living has never been better.

The eight-level architectural landmark, complemented by creative green spaces including expansive central gardens, is set to become one of the statement pieces of the historic neighbourhood.

The Marker – to be comprised of three buildings – is CDL Australia’s first Melbourne project, and a joint venture with Lechte Corporation and Crema Group.

Sales have already reached 80 per cent, so prospective buyers are being urged to act quickly to secure a new dream lifestyle in beautiful surroundings at the heart of every convenience.

CDL Australia Director of Business Development and Investment, Cameron Laird, said The Marker was a unique project set to redefine urban living in Melbourne.

“With construction set to begin in the next few months, we have already received outstanding interest from buyers seeking an unmatched level of amenity in a private sanctuary just minutes from the CBD,’’ Mr Laird said.

“The Marker’s stunning selection of apartments will be complemented by a strong emphasis on lush, landscaped spaces as well the convenience of ground floor retailers and cafes and transport at the doorstep.”

“Here you can walk to everything you need. Whether you are catching a ride into the nearby city or over to the beach, picking up groceries or ordering a coffee, it’s all just a few steps away.”

“West Melbourne is experiencing an exciting transformation and represents outstanding value, making now the ideal time for home buyers to invest in its future.’’

The ‘village vibe’ reimagined

Nestled within a tranquil, tree-lined neighbourhood on the city’s edge and surrounded by Melbourne’s favourite parks and gardens, the area’s “village vibe’’ creates the sense of an urban retreat.

It’s the best of both worlds – so connected to the urban heartbeat but so far from the busyness of life in another sense.

The Marker will be unrivalled for convenience with a wide selection of ground-level cafes and retailers along with plans for a future light rail network to transport you to the heart of the city, North Melbourne and Docklands within minutes.

Situated just five minutes from Southern Cross Station means getting around Melbourne, to the beach and surrounding suburbs won’t require a car.

Nearby is Australia’s highest ranked University, The University of Melbourne, as well as other top rating institutions such as RMIT, La Trobe and Victoria University.

Established employment precincts include the Hoddle Grid, CBD, Parkville’s medical and research centres and the Docklands.

By the numbers

At The Marker, life really was meant to be easy.

  • It’s just 900 metres from the CBD
  • There are plans for nearby and extensive landscaped surroundings, places abound for people to sit, sip a drink and simply soak up the ambience
  • Leafy walls and jungle foliage
  • As if it wasn’t already well connected, it’s about to get even better. The area is set to benefit from the $250 million Queen Victoria Market Precinct Renewal, the $6.7 billion West Gate Tunnel, and the $11 billion Melbourne Metro Rail Project.
  • It’s already a highly sought-after area, and by 2037, the precinct is expected to accommodate 9,000 residents – up from 5,500 in 2017
  • The University of Melbourne is just seven minutes away

An architectural statement

The light, airy and bright apartments open out onto expansive balconies with panoramic views of the city skyline and a vibrant, inner-urban neighbourhood.

Designed by Plus Architecture, the distinctive, overall architecture embraces the heritage of the area’s industrial beginnings as well as its modern conveniences. Exterior textures and angles including exposed brickwork and washed finishes draw inspiration from nearby period homes and warehouses in The Marker’s first stage.

The open-plan interiors designs are designed to take full advantage of the views, complemented by recessed forms to maximise privacy for each residence.

Embracing a light palette with soft, white stone benchtops, warm, textured carpets, soft curtains and a detailed mosaic as a highlight in the bathrooms, following the curved forms within the apartment space.

Premium appliances and smart storage solutions in the kitchen make cooking and entertaining easy, with many featuring a central island bench with a crafted stone top.

Beautiful lobby spaces, along with laneways offering access to a generous central courtyard have been designed to connect residents as they enjoy this next-generation design.
