
Throughout 2025, CDL Australia reached a series of significant milestones across its residential portfolio. Together, these moments marked a year defined by delivery, collaboration and thoughtful development.
A major highlight was the completion of The Archive in Melbourne, marking CDL Australia’s first finished build-to-rent development. Project teams and partners gathered onsite in December to acknowledge the achievement and reflect on the project’s swift journey from acquisition and land settlement in 2022 through to completion ahead of program in late 2025.
Cameron Laird, Head of Australia for CDL Australia, said The Archive had been a genuinely collaborative project from the very beginning.
“From securing the site through to delivery, it required teams across planning, design, construction and operations to work closely and adapt as we moved into build-to-rent for the first time,” he said.
“The Crema team’s delivery ahead of program is a credit to the strength of the construction partner and their subcontractors, while the work of our consultants and other partners ensured the project stayed true to its brief. The result is a considered build-to-rent development that reflects a long-term approach to residential delivery.”
With residents moving in throughout late 2025, The Archive forms part of the ongoing transformation of Fishermans Bend, Australia’s largest urban renewal precinct.

In Melbourne’s inner north, Fitzroy Fitzroy also reached a key construction milestone during the year, with the development officially topping out. Located on Smith Street, the mixed-use project combines contemporary residential living with the retention of a heritage façade, reflecting a balance between new development and the area’s industrial past. In Brisbane’s western suburbs, Treetops Kenmore also recorded a significant year. The project reached official completion in early 2025, delivering a collection of architect-designed townhomes set within a substantial environmental green zone along Moggill Road. Designed to balance contemporary living with a strong connection to green space, the development added a considered residential offering to the established Kenmore area. In the months following completion, the project went on to sell out, achieving record pricing for the suburb and underscoring continued demand for well-located, high-quality housing in Brisbane’s inner west.
At Brickworks Park in Alderley, several milestones were achieved across the year. Following the sell-out of Stage 1 townhomes, construction of Stage 2 progressed on site, while development approval was secured for Stage 3. The community’s first residents moved into their homes, and the formation of a connected, lifestyle-led community began. Together, these milestones reflect the ongoing delivery of the masterplanned community, which brings together low-density living, shared amenities and landscaped open space within an established suburban setting.
